			<content:encoded><![CDATA[<p>Buying a private residence in China can be complex, but with the assistance of Maxxelli, very possible. The following are a list of rough guidelines to buying property in Chongqing, but may be subject to change. For up to the minute information on buying a property it is advisable to consult an agent or law firm.</p>
<p>Foreign nationals are generally restricted to buying one property for their personal use, although business organizations may purchase more for the use of their employees. These properties can be anywhere in the municipality apart from areas classified as “sensitive” by the government. And you should check that the developer or seller has been given clearance to sell to foreign nationals. You should also check that your agent has conducted thorough checks on the seller, including, in the case of developers, their registered capital and commercial credit.</p>
<p>Each property should generally have five certificates: a certificate for the use of state-owned permit, a project planning permit, and a permit for the advance sale of the property. Contracts are generally standard, but should still be checked thoroughly. Some points to double check include:</p>
<ul>
<li>The hand-over date</li>
<li>What responsibilities fall to the developers in the case of late delivery of a property</li>
<li>Special stipulations regarding any changes to the standard property layout</li>
<li>Quality guarantees</li>
<li>Provision of utilities and broadband</li>
</ul>
<p>When buying the property, the funds must first be converted into RMB. Foreign currencies cannot be used, even by transferring from the buyer’s foreign exchange account. If the deal cannot be completed, the funds can be converted into a different currency and remitted to a foreign exchange account or overseas account.</p>
<p>&nbsp;</p>
<p>Obtaining a mortgage can be difficult for foreign nationals in China. Banks tend to have their own individual regulations, so it is worth shopping around. Normally you will have to provide a revenue certificate, education certificate, credit certificate and a local guarantor.</p>
<p>It is worth pressing the developer for a payment by installments methods of purchase, with the final payment made upon delivery of the property. The money can also be entrusted to a third party such as a law firm to avoid any “misunderstandings” with the developers.</p>
<p>When the property is ready for the handover, you should first inspect it thoroughly, and maybe bring in some experts recommended by your agent to check the quality. The developer should give you a “letter of guarantee,” and you will have to sign to confirm you have received the keys and a “letter of handover.” However, make sure that you are satisfied with the property before signing these last two documents. If you are not satisfied, you should raise any concerns with the developers and ask for a response in writing to protect your rights later. Finally, you should check that everything listen on “the form of final acceptance of construction” has been completed and that the form has been sent to the relevant supervisory departments.</p>
<p>After selling a property, paying all relevant taxes, and being granted permission by the departments responsible for foreign exchange, the funds may be converted out of RMB, transferred into a foreign exchange account or out of the country.</p>

			<content:encoded><![CDATA[<p>Maxxelli’s clients and subscribers often travel between continents and within China in the comfort of flying, and who can honestly say they have never given a thought on why cell-phones are prohibited during take-off and landing? Why can you bring the telephone through the security control when it can cause the whole plane to tilt out of balance if it is on during take-off and landing? And is it really so?</p>
<p>Is it not strange: the little scissor used for cutting toenails is taken from you, also bottles of water and wines? But the cell-phone, which according to the cabin staff security lecture can tilt the entire airplane out of balance, is allowed to take on board.</p>
<p>So what happens if someone decides to call or SMS during take-off or landing? Are the airlines taking a chance by allowing cell-phones on board? Is the cell-phone really a security risk?</p>
<p>Cell-phones can in the first hand disrupt communication systems in the cockpit. In second hand it can affect the navigation system. It can mean danger, but a cell-phone that is switched on does not constitute a big enough security risk to motivate a prohibition to carry it in the cabin.<br />
Since there are no accurate tests that can be made it is hard to know how much the cell-phone might cause disruptions. So why do you have to switch of the cell-phone during take-off and landing? An overall conclusion can be put like this:</p>
<p>“There are reports which prove that cell-phone usage does NOT cause disruption in aviation systems, but there are reports that have shown it might be so. “</p>
<p>Another perspective is that during take-off and landing radio beacons are used to secure the aircrafts position in relation to the landing strip. If radio-active equipment disrupt the sensitive receivers on the plane, manual and visual methods must be used, which increases the risk of danger during bad sight and sudden events.</p>

Chilies, specifically red peppers, are widely used in local Xi’an foods, which contain capsaicin, the chemical ingredient that causes the pungent irritating feeling on the tongue and makes the throat itch. Lot of scientific research has been focused on its health benefits since epidemiological studies have shown a lower incidence of cancer and chronic illnesses (anti-oxidant, anti-inflammation) with the consumption of spicy foods.</p>

<p>The most studied function of capsaicin is its analgesic properties, or pain relief shown in studies for fibromyalgia and osteoarthritis, which shows its potential in blocking the sensory receptor and is the basis for a medicine used for pain relief against osteoarthritis. Anti-cancer activity in capsaicin is related to prevention of cell differentiation and migration, the hallmark of cancer growth. Capsaicin has been shown to prevent clotting factors and aggregation factors important in the prevention of cardiovascular diseases such as heart attack or stroke. Chilies are rich in vitamin C and carotene, and are a good source of most sorts of vitamin B.It is therefore a healthy fruit and also a fruit with social benefits, as it often lets people experience constrained risks in the sense of the spicy extreme sensations that are evoked.</p>

A visit to a hot spring source is recommended, as Xian has hot springs available in several places. One that is highly recommended is the Aiginhai hot springs, which is a big hotel with hot spring pools filled with different kinds of liquids. Most of their range consist of a variety of tea-sorts, fruits and vegetables, but they also offer the opportunity of having fish nibbing on the dead particles of your skin. These unique fish are usually refered to as Doctor Fish and originally come from Turkey. The experience is truly original and unique and something anyone living in Xi’an should try atleast once. Of course, the fish are completely harmless, and leaves you with a purifying feeling as well as a feeling of smoothness.</p>

			<content:encoded><![CDATA[<p>The rising costs of labour and accommodation in cities like Beijing and Shanghai are driving companies and their (expat) employees to the so-called ‘second tier cities’. Maxxelli helps companies to relocate to China. “The significantly lower prices for real estate are hard to ignore. This defines our core business today: relocating companies away from the coastal area”, says Peter Kuppens (40), founder of Maxxelli Real Estate, also known from the new Taxi-Book app.</p>
<p>Today, Maxxelli is at the heart of real estate in Suzhou, Wuxi, Chengdu, Hangzhou, Chongqing, Wuhan, Dalian and Xi’an; the ‘second-tier’ cities in China that are considered the newest and most attractive locations for a growing number of businesses. Maxxelli Real Estate (established in 2007, 100 employees), facilitates the escape to lower-cost regions. “We like to unburden our clients from the hassle of finding and managing the accommodation of businesses and their employees”, Peter Kuppens says.</p>
<p><strong>An answer to every imaginable question</strong><br />
The companies that want to relocate need a real estate partner that is trustworthy and has an answer to every imaginable question. Kuppens: “Answers to questions such as: where to find the right apartments for expat families, where to find schools, medical care and where to rent office space? We help companies make the right choices and make sure all loose ends come together, including the paperwork, work permits, licences and the visas. Relocation in the broadest sense of the word.”</p>
<p><strong>‘Personal relocation assistant’</strong>The services are extensive, practically nearing the idea of a ‘personal relocation assistant’ for businesses and families. “We make sure the expats get to meet their landlords, we oversee any building and renovating work that needs to be done to their new home and if necessary we even help them find new furniture.” Kuppens’ staff stay alert, long after the expat family has settled in. “Unlike Beijing and Shanghai, cities like Chengdu and Suzhou are not very internationally oriented. You may experience language or cultural differences and difficulties, we are used to sorting them out”, Kuppens says.</p>
<p><strong>Sort out problems</strong><br />
Dealing with multinational companies and their expats requires a detailed approach. “Many average customers will more or less take an apartment as it is, but expats want a renovation, satellite dish, internet and directions to the nearest gym! We take care of all of that, as well as sort out possible problems with the neighbours, issues with pets, the phone company etcetera. It is worth the money, because we enable the expat to focus on their business.”</p>
<p>The number of services Maxxelli offers is still growing all the time, as for instance they now also offer cultural and language training to expat families. On a practical blog Maxxelli also offers its clients many small but valuable services like translations of Chinese manuals of home appliances and satellite dishes. Kuppens: “It’s a useful information database for expats living in ‘our’ cities. So from traffic to food to schools and bureaucracy; just about everything here will be different from what you´re used to. It takes time to get your bearings right, but we will help you get there”</p>
